  1. Architectural Excellence
    The two-storey Daycare was designed to take advantage of the steep, sloping site with a site-constructed lower floor and crawl space and modular-construction main floor above. The main floor is accessible directly from street level while the lower floor is also accessible from grade level. There are three distinct areas in the building that allow separation of children by age group, two on the main floor and one on the lower floor. The building exterior finishes and design had to match an existing site structure to satisfy the city's design board. Each floor has a sunshine corner, multiple windows and a raised ceiling accentuated by coloured trim to provide a bright and positive learning environment.

  2. Technical Innovation
    The building is in a high precipitation area, 160 inches annually, and was designed with the latest rainscreen technology to ensure dry, breathable walls and eliminate the prospect of mold and mildew. Humidity and dust in the air is controlled by state-of-the-art electronic filtration and three distinctly separate heat recovery ventilators (HRV).

  3. Cost Effectiveness/Energy Efficiency
    Three high-efficiency furnaces (95% efficiency), combined with HRVs, provided three zones of economical heat and ventilation. With the utilization of gas-fired furnaces, hot water tank, ranges and dryers, the existing electrical service of 200 amps did not require upgrading, saving additional costs in excess $ 25,000. Through the use of energy efficient fluorescent fixtures and programmable T-stats, there were additional energy savings. The creative combination of a site-built lower floor and modular-built main floor, resulted in maximizing floor area while minimizing costs.
